Rental Criteria 

Income: The gross monthly income of all applicants must equal at least (2.5)x monthly rent

Credit: Flexible depending on other criteria; no property debt, no evictions (both less than 3yrs or reported within the last 3yrs). A conditional result may require a guarantor, who will need to make an income of 5x monthly rent in gross pay.
Criminal: no felony convictions (less than 10yrs old), no violent, drug, or sexually related misdemeanors,
No misdemeanor convictions (less than 10yrs old), no violent, drug, or sexually related misdemeanors

Application Costs:
Application $125/person over the age of 18
Holding Fee $200 *paid at time of applying & will go towards move-in costs upon approval
**additional deposit $500 depending on screening
**Falsification of application will result in denial of a refund of the application fee**

Deposit Waiver Program: $25-$50
62+ Club: 3% Off rent

Utilities:
Water, Storm, Sewer, and Trash - Allocated + billing admin fee $3

Renters Insurance (you set up) – Must have minimum $100,000 liability and Pace's Crossing listed as additional interest

Pets - limit 2 (breed restrictions apply)
Pet Fee: $150 (1yr or older) OR $250 (less than a year)
Pet Deposit: Covered by Deposit Waiver Program
Pet Rent: $10/pet/month
